Vacancy No 5596

Vacancy Title Associate Director & Lead Fire Engineer

Location

Central London, with occasional travel across the South of England

Fire Engineering — Building Safety & Compliance · Progression to Director and above

Salary: Competitive, DOE + professional body membership + training + bonus scheme

Reports to: Building Consultancy Director (Fire Safety & Compliance Lead)

Contract: Full-time, permanent

Department: Building Safety & Compliance (within Building Consultancy)

Why This Role

This is a green-field build, not a maintenance job. A well-established, multi-disciplinary property consultancy is launching a brand-new fire engineering service from scratch — and looking for the person to lead it from day one, with a clear route to Director and beyond.

If you’re a Chartered Fire Engineer who’s ready to stop building someone else’s department and start building your own — with an established brand, in-house QS, PM and Development Monitoring teams behind you, and one of the industry’s most competitive billings-linked bonus schemes — this is a rare seat.

Bring your own portfolio and relationships, shape the service your way, and build a team in your own image.

About the Firm

Our client is a well-established, multi-disciplinary property consultancy of Chartered Surveyors, Project Managers and Cost Consultants, based in Central London. Established for over 25 years, the firm has built a strong reputation as a customer-focused practice delivering professional, comprehensive and forward-thinking services across the UK, with the majority of its work concentrated in Greater London.

Its Chartered Building Surveyors are RICS-qualified and its Project Managers are members of the Association for Project Management (APM). Directors are directly and personally involved in every project, giving new joiners genuine exposure to senior expertise from day one. The firm has continued to grow year on year, building out an in-house QS team, a dedicated Development Monitoring department, and a newly launched Building Safety and Compliance team — all within a close-knit culture known for strong staff retention.

The Opportunity

This role sits within the firm’s Building Safety and Compliance team, part of its wider Building Consultancy practice, which delivers the full suite of building surveying services with a strong lean towards project management and contract administration. Following the successful launch of the Building Safety and Compliance team, the firm is now expanding into fire engineering to complement its existing offering — and this role will set up that service stream from the ground up.

Work is predominantly based in Greater London, with occasional projects and travel across the South of England as the business requires. Fire engineering services are also expected to move the firm towards the long-term management and maintenance of buildings — an area not previously served alongside new-build construction work.

Building a Service from Scratch

You’ll lead the setup of a brand-new fire engineering service stream, including the full processes, procedures and QA framework behind it — backed by in-house administration, finance, IT and marketing support. Prove the concept, and you’ll be positioned to lead the department’s expansion within the wider Building Safety & Compliance team. The service offering will include:

FRAEW & PAS9980 risk assessments

Due diligence technical assessments & expert witness work

Building assessments, including Fire Risk Assessments under the Regulatory Reform (Fire Safety) Order 2005, fire door assessments, and compartmentation assessments

Fire Safety Management Plans, including evacuation procedures

Fire strategy development, including design advice through RIBA Stages 1–6

Complex fire engineering techniques, including fire and smoke modelling (CFD), evacuation modelling and structural fire engineering analysis

Retrospective fire strategy development

HRB application fire engineering advice and ‘Part B’ compliance assessments, covering both HRB and non-HRB buildings

Fire Statements (Planning Gateway One, London Plan Policy D12A and D12B)

In-house and external training delivery

Key Responsibilities

You’ll report directly to your team lead/director, supporting delivery of goals for both the team and the wider department. Much of your work will be self-directed — from instruction through to billing — and you’ll be expected to competently manage every stage of an instruction.

You’ll work on larger projects alongside senior management, with work sourced through the senior team, your own leadership and existing client relationships — as well as work you generate yourself. A demonstrable track record in business development and client relationship management is expected.

What We’re Looking For

General

Driven, self-starting candidates who want to progress within the business and demonstrate growth against high, aspirational KPI targets. The role demands strong technical and legal knowledge alongside genuine technical aptitude. You should be able to demonstrate the skills needed to build a dedicated service stream — people management, business generation, marketing and promotion, quality management and delivery of technical expertise — with the ambition to help establish the firm as a market leader in Building Safety and Compliance.

Strong sales instincts paired with excellent communication are essential: the team plays an active role in educating clients and the wider industry on the evolving regulatory regime, and this role will extend that into fire engineering. Candidates should be able to bring existing work and relationships with them, rather than relying solely on the firm’s client base.

Experience Required

Open to experienced, fully Chartered Fire Engineers (IFE). Candidates should have at least 10 years’ experience and be able to demonstrate a strong portfolio of previous work.

Application Process

Applications should consist of a CV and covering letter. Recruitment is based on up to three stages: an initial 45-minute exploratory call (Microsoft Teams), a 60-minute in-person interview, and — where relevant — a third stage to discuss your business plan for the new service stream.

Rewards & Progression

Training: ongoing support to maintain competence and professional body registration, and to build new skills.

Flexible working: after probation (typically 3 months), up to 2 days per week from home, with the remainder based in the office or on-site.

Benefits package: includes season ticket loans, group health insurance (Chartered Surveyor level and above), volunteering days and more, available on request.

Business generation rewards: an additional reward scheme linked to new client business generation, available to staff at all levels.

Career progression: a clear promotion pathway — previous graduates have progressed through the business to board level, and progression is open to all.

Bonus scheme: one of the industry’s most competitive, billing-linked bonus schemes, letting you earn based on your own performance.

Reports to: Managing Director
Contract: Permanent, full-time

The Opportunity

Build the business. Own the relationships. Drive the revenue.

This is a rare opportunity to become the first dedicated Business Development Manager within an established, highly regarded property consultancy with an impressive blue-chip client base.

This is not an account-management role. It is a genuine new-business hunting position for someone with a strong property network, commercial instinct and the ambition to build something significant.

You’ll have the freedom to leverage your existing black book from day one, while developing new relationships, opening new markets and creating a sustainable pipeline across London, the West Midlands and wider regional markets.

With uncapped, revenue-linked commission, your success will be directly reflected in your earning potential.

About the Business

Our client is an established firm of Chartered Surveyors, Project Managers, Cost Consultants and Development Monitors, advising investors, developers, funds, occupiers, banks, landed estates and property managers across the UK.

The business has built a strong reputation and blue-chip client base across commercial, residential, hotel, industrial & logistics and retail markets.

Following sustained growth, the firm is now investing in a dedicated new-business function for the first time.

This is your opportunity to build the commercial engine rather than inherit one.

The Role

As the first Business Development Manager, you will take ownership of new-business origination across:

Building Consultancy

Project Management

Cost Consultancy / QS

Development Monitoring

Your focus will be simple: identify opportunities, build senior relationships, secure meetings, win instructions and grow revenue.

You’ll combine your existing network with targeted prospecting, market intelligence, LinkedIn, CoStar, events and referrals to create a high-quality pipeline.

There is also significant opportunity to cross-sell additional services into existing relationships, maximising the value of every client connection and instruction.

What You’ll Do

Leverage and develop your existing network of property and built-environment contacts.

Identify and win new clients across investors, developers, funds, occupiers, landed estates, property companies and agents.

Build trusted relationships with senior decision-makers including Development Directors, Asset Managers, Fund Managers, Estates Directors and Heads of Property.

Generate and qualify new opportunities through networking, referrals, events and targeted outbound activity.

Use CoStar, LinkedIn Sales Navigator and CRM data to identify and prioritise high-value prospects.

Secure and lead first meetings, pitches and tenders alongside the firm’s technical Directors.

Identify cross-selling opportunities across the firm’s service lines.

Develop referral relationships with agents, contractors, architects, lawyers and other professional advisers.

Help identify and open new regions and growth sectors, including private healthcare and selected public-sector, heritage and cultural opportunities.

Own your pipeline, forecast accurately and report directly to the Managing Director on commercial performance.

Your Market

The role has a strong focus on London and the West Midlands, with scope to develop opportunities nationally and open new markets.

Key sectors include:

Commercial offices

High-value private residential

Hotels

Industrial & logistics

Multi-unit residential

Retail

Student accommodation

Private healthcare

Selected public-sector, heritage and cultural opportunities

What We’re Looking For

We’re looking for a proven hunter, not a traditional account manager.

You’ll ideally bring:

A strong, demonstrable black book of relevant property or professional-services relationships.

A track record of winning new business and generating fee income.

Experience selling property, construction, surveying or other professional services.

Established relationships with senior property and real estate decision-makers.

The confidence and credibility to operate at Director and Head-of level.

A consultative, relationship-led approach to business development.

Commercial drive, resilience and the ability to turn relationships into revenue.

Strong organisation and pipeline management skills.

The confidence to combine personal networking with data-led prospecting.

The ambition to open doors the business has not previously been able to open.

Why This Role?

First hire. Established platform. Uncapped earnings. Real autonomy.

You’ll have an established brand, strong technical expertise, blue-chip clients, marketing and data support behind you — but the freedom to decide where the next growth comes from.

If you have the network, the ambition and the commercial ability to make things happen, this is an opportunity to make the role your own and have a genuine impact on the future growth of the business.

Job Description

Are you ready to take your commercial and project delivery leadership career to the next level by owning project revenues, margin performance and forecasting discipline for one of the UK’s most respected names in high security entrance and access control solutions?

This is a senior, business critical leadership position within a market leading organisation known for protecting highly sensitive environments across government, critical infrastructure and commercial settings. Sitting at the intersection of sales, delivery, finance and operations, this role exists to ensure that what has been sold commercially is delivered operationally, invoiced on time, and protected from margin erosion through stronger leadership, challenge and control after order intake. That emphasis is far closer to Jon’s latest role description than the broader earlier version.

Working directly for the Managing Director, you will take ownership of project revenues, gross margin performance and post order delivery control while leading Project Managers and suppliers through a commercially disciplined lens. You will be responsible for improving forecast integrity, tightening change control, driving stronger PM standards and creating clear ownership below MD level, reducing the need for routine escalation and ensuring the business is better positioned to protect EBITDA, margin and delivery performance.

This role demands someone who can combine strong construction and project delivery understanding with real commercial ownership, forecasting discipline, leadership authority and the judgement to intervene early when projects drift away from agreed commitments. This is not about finding a super Project Manager. It is about finding someone who can own and drive commercial delivery outcomes through others.

Why This Role Stands Out:

A senior leadership role with genuine ownership of project revenues, margin performance and forecasting discipline

Direct influence over commercial outcomes after order intake, not simply project administration

Lead and drive Project Managers and suppliers against delivery, invoicing and margin commitments

Reduce commercial leakage, improve PM accountability and strengthen control below MD level

Operate within a highly respected brand known for premium engineering, reliability and high security project delivery

Key Responsibilities:

Commercial Ownership, Margin Protection & Forecast Integrity

Own commercial performance after order intake, ensuring revenue and margin outcomes are actively managed rather than reactively reported

Protect EBITDA and project margin through strong commercial governance, timely intervention and disciplined decision making

Own gross margin performance across projects, identifying erosion early and taking corrective action quickly

Ensure contractual reviews, variation management, applications for payment and final account positions are dealt with effectively and at the correct time

Oversee credit check and cashflow related disciplines, ensuring exposure is actively managed and commercial risks are identified early

Lead margin recovery actions where performance drifts, including variation strategy, reprogramming, cost control and commercial challenge

Maintain ownership of commercial reporting and system integrity, including SIMPRO workflows, ensuring data reflects delivery reality rather than optimism

Forecast Integrity, Backlog Conversion & Project Control

Take ownership of forecast credibility post order, challenging and validating PM assumptions as site conditions, sequencing and programme realities evolve

Hold Project Managers accountable for previously stated forecasts, delivery commitments and commercial assumptions, as well as future projections

Drive backlog conversion with clear ownership, ensuring projects move from order intake to invoicing in line with commercial expectations

Ensure revenue forecasting is evidence based, challenged where necessary, and actively owned rather than passively reported

Intervene directly where commitments are missed, delivery slippage is not being addressed, or risks are not being actively mitigated

Chair regular operations meetings with a clear focus on delivery against commitment, margin performance, forecast accuracy and corrective action, not status reporting

Project Manager Leadership & Performance Accountability

Lead, develop and elevate the operational project delivery function to achieve revenue, margin and performance objectives

Set clear expectations around commercial discipline, forecast ownership, escalation thresholds and delivery standards

Improve consistency of PM behaviour, accountability and standards across the function

Enable Project Managers to get the job done, while holding them firmly to account for outcomes rather than activity

Reduce the need for routine MD intervention by creating stronger leadership, ownership and decision making at the right level

Champion process and system improvements that improve predictability, productivity and profitability

Supplier & Delivery Oversight

Lead and manage a multidisciplinary delivery structure that includes Project Managers, commercial support, project administration and supplier / subcontractor resource relevant to delivery performance

Oversee supplier and subcontractor performance where it impacts revenue delivery, project execution, quality, margin or programme commitments

Ensure suppliers operate in line with commercial expectations, delivery standards and project requirements

Maintain effective relationships with key delivery partners to support stronger execution, predictability and control

Act as the key bridge between project delivery teams and senior leadership, ensuring the function remains aligned to wider commercial and operational objectives

Site Risk, Health & Safety & Delivery Governance

Provide strategic oversight into site activity, ensuring delivery teams operate in line with legislation, company policy and required standards

Set frameworks for risk identification, assessment and mitigation across project environments
Ensure robust Health & Safety practices are embedded and maintained across the delivery function

Oversee the reporting, escalation and resolution of site based risks, incidents and near misses
Liaise with internal H&S specialists and external bodies when required to maintain compliance and protect the business

Champion a proactive culture of safety, accountability and operational discipline

Cross Functional Integration

Act as the primary point of integration between sales intent, delivery reality and financial outcome

Work closely with the Head of Sales to improve handover quality, pipeline realism, forecast integrity and delivery readiness across live opportunities and secured work

Strengthen collaboration between sales, project delivery, finance and wider operational stakeholders

Ensure smoother handovers from sales into delivery, with stronger alignment on forecast realism, commercial assumptions and operational readiness

Work with finance as a strategic counterpart, recognising that finance retains reporting and assurance responsibilities while this role owns operational and commercial delivery performance

What we’re looking for:

Senior leadership experience across commercial, project delivery or operational functions within construction, engineered systems, security, access control or similarly project driven environments

Strong understanding of P&L, EBITDA, gross margin performance and commercial accountability within live delivery environments

Demonstrable experience leading Project Managers and driving delivery teams against revenue, invoicing and margin objectives

Strong construction and project delivery understanding, with the commercial judgement to challenge assumptions and protect business performance

Proven ability to manage change control, forecast integrity, variation recovery and operational risk

Experience working across sales, delivery and finance, with the credibility to align commercial commitments with operational execution

Strong leadership presence, capable of stepping in, taking ownership and driving standards quickly

Highly organised, commercially minded, resilient and solutions focused

Strong working knowledge of UK construction, installation and Health & Safety frameworks

Confident communicator with the credibility to operate at senior leadership level and influence outcomes across the business

Security Clearance Requirement

Must be eligible for SC clearance, non-negotiable

DV clearance preferable (typically requires British Citizenship and 5+ years UK residency)

This is not simply another Head of Project Delivery appointment. It is an opportunity to take ownership of revenue delivery, gross margin performance and forecasting discipline within a highly respected specialist business, creating clearer accountability, stronger PM standards and more consistent protection of commercial outcomes after order intake.

You will play a major part in shaping how the business converts sold work into delivered and invoiced revenue, while leading a key function and helping the organisation operate with greater control, predictability and commercial maturity.

SALARY & BENEFITS
